Understanding The Different Types of Septic System Inspections
There are two types of inspections that are typically performed by properly trained wastewater professionals: maintenance inspections and functional inspections. Maintenance inspections are used to determine the need for pumping and help ensure proper function. Functional inspections go into further detail into the use and operation of a system and are typically performed durring real estate transactions, they are not regulated by the Town. Maintenance inspections are required and regulated by the Town and are split up into 2 categories: First Maintenance Inspections; Routine Maintenance Inspections. These septic system inspection types are outlined below.
Town Regulated Inspections:
1) First Maintenance Inspections (FMI)
In 2002, The Town of Jamestown began implementing mandatory septic system inspections. All Jamestown residents were required to have an FMI by January 2006. The purpose of the FMI inspection was to inventory the systems on Jamestown and identify those in need of repair or replacement.
2) Routine Maintenance Inspections (RMI)
In Jamestown, RMI's are required every 3 - 5 years, determined by the inspector durring the previous FMI, to identify any problems or maintenance that may be needed. Routine maintenance and inspections of septic system can ensure that y our system continues to function properly and help prevent costly and unnecessary repair.
About Jamestown Inspections:
Jamestown residents are required to have their systems inspected and maintained on a regular basis. The inspection frequency depends on the type of system and inspector's recommendation. Residents are required to hire a Town Approved Inspector to complete the Town inspections (Click here for information on becoming a Jamestown Inspector). The inspectors then enter in the inspection information electronically through the Town's web-based management program.
Functional Inspections:
Functional inspections are usually performed durring property transfers, as a means to protect the consumer and identify systems in need of upgrade or repair. We urge all wastewater professionals to follow the standardized guidelines set forth in the Septic System Check-Up Handbook when conducting a functional inspection.
